Let's talk about absorption rates. I know, you may be rolling your eyes or shrugging your shoulders, but this is an actual stat that helps real estate professionals understand the market, and how to best serve home buyers and home sellers in it. These days, we can easily say that we have a seller's market in southeast Michigan. 

Listings vs Absorption

Simply put, the absorption rate is a comparison between new listings and home sales. It really is that simple. 

Here's a unique chart that provides a snapshot of market activity. When the absorption rate is higher than new listings, that indicates a seller's market. When new listings outpace the absorption rate, that indicates a buyer's market.

There is big news closing out this week in the real estate industry, and it has to do with a hike in interest rates. There’s always a buzz out there that interest rates are at risk of rising, and that we could all lose all of these exceptionally low rates we’ve been enjoying for some time. Well, it's happening. As of Wednesday, it’s official: interest rates are up.

What does “up” mean?

When the Federal Reserve changes interest rates (up or down), that affects everyone who has a home loan, a car loan, or savings in the stock market. This hike is considered a modest one, according to The Washington Post, and apparently is a reflection that the economy is strengthening. Others, however, see it as a sign that inflation is increasing.

Here are a few things to check if you are looking for lenders to find you mortgage preapproval ready, according to an article published by NerdWallet.

1. Paperwork

A preapproval is going to take some effort, and part of that comes in the form of providing copies of document after document. Here are some that lenders typically request:

  • Proof of a minimum two-year employment history in the same job or field.
  • A credit score of 620 or higher (in most cases) - the lender might run the credit report for you for a fee.
  • Demonstrated savings record.
  • Financial asset records.
  • Proof of down payment (3% to 20% of the home price, depending on the loan program).
  • An “all-in” debt-to-income ratio of 43% or less.

Under the directorship of Jean  Newell, fondly known as "Miss Jean", who will be celebrating her 87th birthday in a few weeks. Miss Jean continues to educate and inspire young dancers, together with her daughter, Arnell St.
