There are always those who worry about the current housing market, and it is understandable. After the bubble (and subsequent burst of it) around 2006-2008, many homeowners and investors were burned financially. No one wants that situation to return. 

Here's what happened.

Last decade, mortgage lending standards were way too lenient which made the demand for housing artificially increased. People who were not qualified to buy a home were still able to get a mortgage and prices shot up. As demand went up, builders in many markets overbuilt. 

This all eventually led to the housing crash: an excess in new construction, a flooding of the market with distressed properties (foreclosures and short sales), plus a lack of appropriate lending standards.
