Summer has traditionally been the busiest time of year to buy a home in real estate. With many families trying to move before the new school year and folks avoiding a wintertime move, buyers face much more competition in the warmer months.

  1. Assemble an all-star team: One of the best ways to ensure a speedy transaction is to make sure you’re working with the best. Not only will you need a Realtor with experience, but you’ll also want one who works closely with their team to keep things moving along.

Make your agent your new B.F.F.: Getting comfortable with your real estate agent is important in speeding up the home buying process because you won’t waste any time communicating exactly what it is you’re looking for. You also won’t hesitate to let them know when they haven’t quite hit the nail on the head.

  1. Get preapproved for your home loan: There’s a mountain of paperwork that comes along with buying a home, and most of it revolves around the mortgage approval process. You’ll need W-2’s, 1099’s, income and debt info, and so much more. You can speed up the mortgage approval process by having all your paperwork prepared and organized right from the start. And remember, prequalified is NOT the same as preapproved!

  1. Sell before you buy: Adding a contingency to the sale of your home is a sure fire way to slow down the buying process. Seller’s don’t like dealing with contingency offers, so by selling your home first, you’ll be setting yourself up for success.
