Make your agent your new B.F.F.: Getting comfortable with your real estate agent is important in speeding up the home buying process because you won’t waste any time communicating exactly what it is you’re looking for. You also won’t hesitate to let them know when they haven’t quite hit the nail on the head.
Get preapproved for your home loan: There’s a mountain of paperwork that comes along with buying a home, and most of it revolves around the mortgage approval process. You’ll need W-2’s, 1099’s, income and debt info, and so much more. You can speed up the mortgage approval process by having all your paperwork prepared and organized right from the start. And remember, prequalified is NOT the same as preapproved!
Sell before you buy: Adding a contingency to the sale of your home is a sure fire way to slow down the buying process. Seller’s don’t like dealing with contingency offers, so by selling your home first, you’ll be setting yourself up for success.
Have a set list of “must-haves”: Knowing exactly what you’re looking for and communicating that to your Realtor from the start will keep you from wasting time looking at homes that just won’t work for you. Protect yourself: No matter how much you love the home, make your offer contingent upon a satisfactory home inspection. Even when a home looks move-in ready, there could be expensive problems lurking under the surface that won’t be found without a professional inspection.
